Project responsibilities included accessibility design review, fire protection and life safety consulting, and egress design for this 8-story 184,000 sf. mid-rise office building including retail suites, multi-level parking garage and professional office complex site integration.

Project responsibilities included full code, fire protection and life safety, egress design, fire department permitting, and accessibility review for this 400,000 sf, 3-story office/warehouse building to support a convention and trade shows booth fabrication and installation company. Based on our code analysis, and through our efforts to attain approval from the Clark County Department of Development Services, we were able to save approximately $2 million from the cost of the project by classifying the third level of the office area as mezzanine. This allowed the exposed structural steel framing in the approx. 300,000 sf warehouse area to remain as un-rated construction.

lakeside suites – Mixed Use Office & Retail

Project responsibilities included the preparation of a sprinkler design criteria letter to provide justification to permit the use of wet-type system heads in outdoor covered areas of the building (intended for new outdoor restaurant seating areas) that were subject to potential freeze conditions for this mixed-use 2-story approx. 50,000 sf office/restaurant center. Additionally, we provided other alternative methods submittals to resolve issues on this 30+ year old facility.

Project responsibilities included full code, fire protection and life safety, egress design, and accessibility review for this 110,000 sf. new commercial development including retail suites, Class A offices, and twin 5-story residential condominium towers located in Las Vegas, Nevada. Tenant improvement suites included: Sammy’s Wood-fired Pizza, Fedex-Kinkos, and Einstein Bros. Bagels.

SAHARA PAVILION RETAIL & CORPORATE CENTER

Project responsibilities included an analysis of proposed and existing tenant improvements on the second level of this retail/office complex to determine compliance with required egress design provisions including travel distance, second exits, and access to stairs. Our analysis proved that existing stairway configurations were sufficient which resulted in not having to add an additional stairway to this level.

TRI-LIN OFFICE BUILDING

Project responsibilities included providing an as-built code analysis for the new owners of this existing 2-story office building, located in Las Vegas, Nevada, to determine that wall and floor/ceiling assemblies that had been used to justify the omission of automatic sprinklers were not properly constructed in accordance with the required 2-hour fire-resistive ratings. This resulted in the new owners being able to seek relief as a result of misrepresentations in the purchase agreement.
